Warranty periods and deadlines
The most important rule for claims is simple but unforgiving: a claim expires in three years unless it is renewed. VAREK tracks an RS property’s warranty periods and helps keep claims valid, so no deadline ever lapses.
RS property warranty periods in brief
Section titled “RS property warranty periods in brief”A new-build’s liability progresses in stages:
- One-year inspection (about 12–15 months from completion, AKL 4:18) — the last “easy” window to report observed defects.
- Warranty period (2 years) — the builder carries the burden of proof.
- After the warranty period — the burden of proof shifts to the housing company; only hidden defects can be claimed.
- 10-year liability — serious and hidden defects can be claimed for ten years.
- End of liability — after 10 years no claims can be made.
Response deadline
Section titled “Response deadline”When you assemble a claim, you set a response deadline for the builder (14 days by default). On the claim’s page you see the time remaining, and an overdue deadline is highlighted. This helps the board track when a response is due from the builder.
Renew a claim before it expires
Section titled “Renew a claim before it expires”A claim must be kept valid by renewing it before the three years are up. VAREK creates a successor claim from the renewal, linked to its predecessor.
- Open the expiring claim.
- Press Uusi reklamaatio (Renew) and confirm.
- VAREK creates a new claim draft that references the previous one and sets a new deadline. You go straight to the new draft.
- Review the draft and send it to the builder the same way as the original claim.
The renewed claim’s page shows a link to the predecessor claim, so the renewal chain stays traceable.
Deadline tracking
Section titled “Deadline tracking”The housing company’s warranty periods and other key deadlines are gathered in the Määräajat (Deadlines) view, which shows the RS property’s milestones (completion, handover of administration, end of warranty and end of liability) along with deadlines you add yourself, in chronological order. Each deadline shows the time remaining, and an overdue deadline is highlighted.
With the Luo automaattiset (Create automatic) button, VAREK generates the move-in inspection, annual inspection, warranty-period and 10-year-liability deadlines from the housing company’s dates.
