Setting up and managing the housing company

In the Housing company section you manage your association’s basic details: contact information, warranty periods, buildings and apartments, members and their roles, apartment ownerships and service contacts. This information is the foundation of the whole service — for example, tracking of warranty periods and claim deadlines is calculated directly from the association’s dates.

Most of this section is for the board (chair and members). Shareholders see the association’s shared information and can handle matters related to the ownership of their own apartment.

  • Basic details and warranty periods — the association’s name, address, business ID, completion and handover dates, and the warranty and liability periods derived from them.
  • Buildings and apartments — adding and importing buildings and apartments, and the building map (Talokartta).
  • Members and roles — managing members and granting roles and board positions.
  • Apartment ownerships — who owns an apartment: people and companies, shareholders’ own requests, and board approval.
  • Service contacts — maintenance, locksmith and key services and other partners.
  • RS safety documents — the checklist of an RS-scheme property’s 19 statutory documents: status tracking, document linking and a ready-made request letter to the builder.
  • Maintenance log and seasonal tasks — recurring upkeep from a ready-made library or as your own tasks: automatically generated maintenance tasks, sign-offs, a permanent maintenance log and a year wheel.
  • Electronic general meeting — scheduling the general meeting, the agenda, the notice, RSVPs, decisions and signable minutes.
  • Board decisions and assignments — recording decisions on matters that do not require a general meeting: approval tiers, consecutive numbering, an immutable event log and tracking assignments through to done.
  • HTJ filings — preparing the statutory maintenance-needs assessment for copying into Maanmittauslaitos’s HTJ web service (AOYL 6:3, backlog deadline 30 June 2026).
  • Smoke alarms — recording the installation date and automatic replacement reminders (responsibility transferred to the housing company as of 1 Jan 2026).
  • AI draft for the maintenance plan — AI proposes five-year maintenance measures from the association’s own defect, inspection, and precedent history.
  • PTS financing cockpit — the maintenance plan turned into a multi-year cash-flow projection: reserve runway, shortfall alerts, a loan model, and one-click procurement and company-loan handoffs.
  • Benchmark bank (coming soon) — opt-in comparison network: see how other associations have fared in comparable defect situations as anonymous k-anonymous aggregates. Activation requires the operator to complete a DPIA.
  • Import data — import apartments and owner contact details directly from a CSV or Excel file using the column-mapping wizard.

The association’s public details are visible to every member on the Housing company page (/taloyhtio). The board edits basic details on the Settings page, while buildings, apartments, members and ownerships are managed on their own settings pages.
