Basic details and warranty periods

The association’s basic details are the foundation of the whole service. The completion date and the administration handover date are especially important, because the end dates of the warranty period and the 10-year liability are calculated automatically from them — and claim deadline tracking builds on those dates.

How to fill in the basic details

Open Settings from the left-hand menu.
Fill in the association’s name and address (street address, postal code, city and country). You can add a separate postal address if it differs from the visiting address.
If needed, add the property manager’s details (company, name, email and phone). These are shown to every member on the Housing company page.
Set the dates in the Dates section (see the next part).
Fill in the business ID, the number of apartments and the building type.
Optionally add the developer’s (builder’s) name and business ID.
Save the form.

Dates and warranty periods

Enter two dates:

Completion date — when the property was completed.
Administration handover date — when administration was handed over to the shareholders. If you leave this empty, the completion date is used.

From these, VAREK automatically calculates:

Warranty ends = completion date + 2 years.
10-year liability ends = administration handover date + 10 years.

The calculated dates appear in the form as soon as you enter the completion date. They are not typed in by hand; they update whenever you change the completion or handover date.

What the basic details affect

Housing company page (/taloyhtio): the name, addresses, business ID, developer, building type, number of apartments and warranty/liability periods are shown to members.
Claim deadlines: the warranty period and the 10-year liability drive the reminders.
Invoices and PDF printouts: the association’s name, address and business ID are printed on resident invoices as sender details.
