Repair cost estimate
The defect report and claim pages have a Korjauskustannusarvio (Repair cost estimate) panel that uses AI to produce an indicative price range (€) for fixing the defect. The estimate helps the board get a feel for the typical cost level and prioritise repairs before requesting real quotes.
Who can use this feature
Section titled “Who can use this feature”The repair cost estimate panel is available to the board (board_admin and board_member) and the property manager (isännöitsijä). Shareholders do not see the panel.
Requesting an estimate
Section titled “Requesting an estimate”- Open a defect report or a claim.
- Scroll to the Korjauskustannusarvio (Repair cost estimate) panel.
- Click Laske arvio (Calculate estimate) — VAREK sends the defect details to the AI and returns an estimate within a few seconds.
The panel shows:
- Cost range (€) — the lowest and highest realistic estimate.
- Cost drivers — the main factors that shaped the estimate (e.g. scope, work type, materials).
- Assumptions — which inputs the estimate was based on.
- Confidence level — how reliable the estimate is given the available information (low / moderate / good).
Refreshing the estimate
Section titled “Refreshing the estimate”If the defect description, category or scope changes, you can compute a new estimate at any time with the Päivitä arvio (Refresh estimate) button. Each new request consumes one AI credit unit. The previous estimate is retained until the new one is ready.

Section titled “Next steps”Once the board has a feel for the cost level, the recommended path forward is:
- Procurement — request real, binding quotes from service providers via the procurement module.
- Claim to the builder — if the defect falls within the warranty period, assemble a claim before deciding on repairs.
