Long-term maintenance plan (PTS) — financing cockpit
The PTS financing cockpit (/pts) is the board’s tool for turning the housing
company’s maintenance plan (KPTS) into a multi-year funding view. The page is
visible to the board only.

PTS vs. KPTS — what is the difference?

The PTS page reads the same maintenance plan as KPTS — no separate data. Keep the KPTS measures and cost estimates up to date so the PTS projection stays accurate.
Funding assumptions
Section titled “Funding assumptions”The board sets these values once per housing company:

| Opening reserve (€) | The fund or bank balance today. VAREK suggests the most recently recorded bank balance, but the board confirms the figure. |
| Annual contribution (€) | Shared assumption for how much accrues to the reserve each year (e.g. maintenance fee earmark). |

| Loan term (months) | Default value for the per-project loan model. |
| Loan rate (%) | Illustrative annual rate for loan modelling. |
| Amortisation method | Annuity or equal-principal. |
Reserve runway view
Section titled “Reserve runway view”The table shows for each year:

Shortfall years are highlighted in red. A red dot at the left edge of the row marks years where planned spend exceeds the reserve.
KPI cards at the top of the page show:
- First shortfall year — when the fund is first exhausted
- Peak deficit (€) — the largest annual shortfall over the horizon
- Total planned spend (€) — the sum of all measures
- CSV download — the full table for a spreadsheet
AI cost hints (indicative)
Section titled “AI cost hints (indicative)”For measures that do not yet have a cost estimate, the board can ask the AI for an indicative cost range for the building component. The hint appears as a euro range — e.g. “façade renovation typically €150 000–350 000 for a building of your size”.
Cost hints consume AI credits (like all other VAREK AI features) and require
the ai_assistants plan feature.
Loan modelling per project
Section titled “Loan modelling per project”For each measure that has a cost estimate the board can open a loan model that calculates:

The model uses the Funding assumptions defaults (term, rate, method), which can be adjusted per project.
Quick handoffs — procurement and company loan
Section titled “Quick handoffs — procurement and company loan”From the PTS page, two buttons take you directly to other modules:
Procure button
Section titled “Procure button”Procure opens the selected project in /kilpailutus as a pre-filled
renovation draft procurement request. The board adds suppliers, attachments
and a deadline, then sends the requests. See Procurement

Model company loan button
Section titled “Model company loan button”Model company loan carries the project’s loan assumptions over to the
Company loan tab on /talous, pre-filled. The accountant finalises the loan
before confirming. See Company loan for details.
AI scenario advisor
Section titled “AI scenario advisor”At the bottom of the page the AI scenario advisor reads the computed numbers and writes a Finnish-language funding recommendation for the board:
- In what year does the reserve first run out under current assumptions?
- How large an increase in the annual contribution would eliminate the shortfall?
- Which projects are worth considering for company-loan financing?
The advisor is anchored to the deterministic figures — it does not invent data. The narrative does not replace the accountant’s or property manager’s assessment and is not financial advice.
The advisor is cached: if assumptions or cost estimates change, the page shows a “Data changed” notice and the board can request an updated recommendation with one click.
The advisor consumes AI credits.
Who sees the PTS page?
Section titled “Who sees the PTS page?”- The board (board_admin and board_member) sees the page in full.
- Other members and shareholders cannot see the page — reserve and loan figures are board-level strategic information.
