Company loan and financing charge
On the Yhtiölaina (Company loan) tab of the Finances page, the accountant manages the housing company’s company loans and creates shareholders’ financing charge (rahoitusvastike) invoices monthly. The invoice is made up of interest and principal, and it is calculated per ownership — if one of an apartment’s co-owners has paid off their share, they get no invoice even while the other is still paying.

Who manages it
Section titled “Who manages it”Managing company loans is an accountant and board-main-administrator right. The tab is on the Talous (Finances) page. Shareholders see their own loan share on the Oma talous (My finances) page.
1. Euribor rates
Section titled “1. Euribor rates”Record the bank’s announced Euribor rate by reference (e.g. 12-month Euribor). A run uses the latest effective rate for each period, so a variable rate updates into the invoices automatically.
2. Loans
Section titled “2. Loans”Add the housing company’s loans. A loan’s interest = the bank margin + Euribor reference. Choose the amortization method (annuity or equal principal) and the loan terms.
3. Loan shares
Section titled “3. Loan shares”Record each shareholder’s share of the loan, per ownership. If a shareholder has paid off their share, leave it out or mark it released — they are then no longer billed.
The row’s Ennuste (Forecast) button opens the loan share’s payment forecast: the upcoming installments with interest and principal down to the last euro of remaining principal, plus the estimated final installment. The forecast uses the current rate (margin + the latest effective Euribor), so the amounts adjust as the rate changes. If no Euribor rate has been recorded yet, the forecast cannot be calculated — add the rate in the Euribor rates section first.

4. Company-loan run
Section titled “4. Company-loan run”The Yhtiölainaajo (Company-loan run) builds the period’s invoices: preview the run, confirm it, and VAREK creates an invoice for each ownership (interest + principal) with a reference number. A run can be undone if its invoices haven’t yet been paid.
The shareholder’s view
Section titled “The shareholder’s view”A shareholder sees their own company loan on the Oma talous (My finances) page on the Yhtiölainat (Company loans) card: the remaining principal and the interest/principal history. A given month’s financing charge appears as a normal invoice among the others.
The card’s Maksuennuste (Payment forecast) button shows the shareholder the same forecast the accountant sees: the next 12 installments, expandable to the full table through the end of the loan. The forecast is an estimate at the current rate — the actual rate resets on the bank’s rate-fixing dates.
