Insurance bidding

On the Vakuutukset (Insurance) page the board can put the housing company’s insurance out to tender itself, without a separate consultant: assemble a request for quotes, send it to chosen insurers, compare the offers that come back and pick the best.

The page is in the left menu under Talous (Finances) → Vakuutukset. Running a bidding round is a board right.

Press Uusi kilpailutus (New bidding) and fill in the form:

  • Otsikko (Title) — e.g. Vakuutusten kilpailutus 2026.
  • Vakuutuslajit (Insurance types) — choose what to tender: Kiinteistövakuutus (property), Hallinnon vastuuvakuutus (board liability), Oikeusturva (legal expenses) and Talkoovakuutus (volunteer-work cover).
  • Täydentävät tiedot (Supplementary info) — most property facts are filled in automatically from the housing company’s details. You can optionally add the construction year, heating type, roof and façade material, energy class, fire safety and previous claims.
  • Vastausaika päättyy (Response deadline) — the date by which insurers reply.
  • Muistiinpanot (Notes) — an internal note (not shown to insurers).

The property facts assembled into the request contain no resident personal data.

Once you’ve saved the request, choose the insurers to include and attach the housing company’s documents (e.g. the current insurance policy). VAREK sends each insurer its own one-time link through which they reply — without logging in.

Behind the link, the insurer’s representative fills in a structured offer: the premium, deductibles (including the leak-damage deductible), the age-reduction % and its cap, liability and legal-expenses sums, and uploads the quote and terms documents as PDFs.

Incoming offers appear as a comparison matrix with prices and terms side by side. A claim simulator illustrates how much insurance would cover and how much the housing company would be left to pay — for example in a pipe leak, depending on the age of the pipes.

After comparing, accept the best offer. You can also decline individual offers or cancel the whole bidding round.
